Hi, Arun. I can't comment on the rental rate, because I own and do not know what anyone here pays for rent, but that does seem low. Maybe it's just a good deal. I can vouch for the building as a good place to live, for both owners and renters.
Well anything major should be taken care of, the Board sends out letters building wide advising Unit owners to check on things like the A/C and leaks. This helps keep utilities down. I'll walk down the hallway when I get home today to get acquainted with where unit 202 is... can't picture it.
And thanks for the Dog comment! She is truly our little piece of furry heaven.

Will you be responsible for maintaing the unit? Even if you are just leasing? This sounds strangely odd. I've always thought that the Owner of the unit is responsible, especially if he/she is leasing it out... I can tell you that our unit had some work done to it, but it was mainly cosmetic e.i. refinished wood floors, painted walls, ceiling and cabinets. But nothing major. We have had I think 2 leaks in one of our cabinets from the floor above but have had them repaired by our handy building manager. And I have yet to see a single roach or mouse in the entire building.
I'm curious to know which unit you are interested in because I didn't realize there was a 1br on our floor being leased.

Do you mean to say the condo maintenance fee? I can't give you a for sure figure but for our efficiency, also on the 2nd floor I think our fee is about $400. This includes everything from hallway, laundry room and trash shoot cleaning to trash pick-up to utilities ( gas, light, water) and even a really helpful building manager who lives in the building and is therefore 99.9% available.
On safety, I walk to metro almost daily early in the morning and come home before dusk and have always felt safe. At one point I was jogging around 5 or 6 am while still a little dark and I wasn't ever in an iffy situation. Rarely will I go out on foot after dark, but have often gone out for a late stroll with the husband and dog. The area immediately outside of the building is well lit. I feel perfectly fine on my own walking the dog in that grassy area. I hope this helps!

I'm trying to think of anyone that we know of who leases.... funny thing is we seem to know only people who own their units. I assume you have spoken with Eugenia Parks? As the realtor? From what I know, she has more than one unit in the building, perhaps if you ask her other tenants? Either way, Thayer Towers is in our opinion a pretty comfortable place to live. Parks are just 1/2 a block away, downtown is less than a 10 minute walk and metro is a 15 minute walk. Residents in our building are slowly starting to come together and finally take an active part in making this a real home for all. We have plans for our second Annual Building wide Yard Sale in the works along with perhaps the idea of personally investing in a projector for movie nights on our back grassy area. The fact that you are already communicating with us, your potential neighbors, says a lot! Good luck and one last suggestion - check out the area with Google maps, use the street view option to get the real images of our building.
